Z&R is a full service management company with emphasis on the management of community associations. We also have a full service sales and rental division that can handle rentals or listings within the Community if your homeowners so desire.
Although we've never advertised, our business has been blessed to grow steadily since it's inception in 1982 solely based on word of mouth references. Z&R is a second generation family-owned and operated small business with our roots in Colorado Springs. We pride ourselves as a long-standing member of the Colorado Springs community and have always operated under the same name. We are also completely independent and locally owned; not simply a subsidiary of a larger out of state corporation or just a branch office for an out of town management company. You might think it unnecessary we mention this, but in the management business stability and consistency are hard to come by and what you see is not always what you get.
Our staff is comprised of two full time customer service assistants that oversee all incoming calls, answer questions or delegate calls as needed in addition to handling walk-in traffic. We have two full time bookkeepers who administer the billing, set up new financial accounts, take care of automatic electronic withdraws and any other financial matters for our clients. Our support staff takes care of all out going mailings and records warranty deeds, updates contractor insurance information and homeowner contact information. Last but not least, we have five full time property managers on staff with two additional part time managers available to assist with on call duties or emergency situations.
Z&R Property Management has been in the business of supplying professional property management services in Colorado Springs for 31 years. Darren Burns and Derek Patterson have been working full time managing Associations since 1995. Darren holds a Bachelor's Degree in Public Relations, an MBA with an emphasis in finance; he is the Managing/Employing Broker for Z&R and holds the AMS (Association Management Specialist), CMCA (Certified Manager of Community Associations) and GRI (Graduate, Realtor Institute) designations. In 2005 he served as the president of the Southern Colorado Chapter of the Community Associations Institute.
Our managers are responsive to daily activities within the community. They listen to the Board and the homeowners and provide the necessary assistance whether the issue is minor or major. This is accomplished by a constant closed loop. The Board identifies the problem and gives the manager the parameters within which to work.
The manager finds proposed solutions to these problems, continuously monitoring the condition of the community with the help of the owners and Board Members, and formulates alternative programs to handle both the short and long-range problems.
The cycle is then completed as we provide constant feedback of information back to the Directors so they are able to make the critical decisions for which their fellow homeowners hold them accountable. We understand that most people (retired or working) choose community association living to be free of the time consuming cares associated with home ownership. Most importantly, they want a manager who listens to their needs and is responsive: one who provides constant feedback and keeps the homeowners informed about the future of their community. We provide just that.
